BIM integration with CAFM systems
The advantage of integrating BIM with FM is that key data regarding rooms, equipment types, systems, finishes, zones, etc. can be extracted from BIM and do not have to be re-entered into the underlying FM system.
For example, the COBie file can be extracted from the BIM model and then imported into the CMMS. This avoids data entry costs and generates higher quality data.

We create integration solutions with the OpenDataBIM converter to produce high quality data. This data is transferred to the CMMS system either through COBie import or through direct integration with BIM. As equipment is installed, equipment serial numbers can be written and entered into the COBie data. The result is a fully populated FM system that can be used when the building is commissioned.

BIM integration with CAFM systems is necessary if you:
Increased workforce efficiency due to better information availability
Reduced utility costs (energy and water) due to improved maintenance data
Reduced equipment failures that cause emergency repairs and impact tenants
Better management of parts and consumables inventory and better tracking of asset and equipment history
Longer equipment life is supported by more PM usage rather than emergency maintenance
Reduced total cost of ownership (TCO) and improved customer service
